According to HUD, in order for an individual to qualify for affordable housing, he or she must be earning between the bracket of $36,000 and $52,150 annually. Similarly, a family of four that lives off a net income of $31,300 annually would be considered extremely low income. An individual who makes $36,000 and a family of eight people who lives on an annual income of $68,000 would be considered low income.

The federal government uses the Fair Market Rent (FMR) indicator to calculate earnings. It also helps determine who qualifies for housing voucher programs and rents in public housing units.

Area Median Income or AMI is also used by HUD; it factors in different aspects to determine qualifying criteria for affordable housing. AMI is mostly used by the city’s Department of Housing Preservation and Development.

Know whether your pre-tax income meets the threshold to be considered low income. For example, an individual making $38,100 a year and a family of four living on $54,300 a year would qualify for affordable housing.

NYC uses a lottery system when assigning affordable housing units. Interested individuals can also go to the NYC Housing Connect portal and search for affordable housing.

NYC Housing Connect is a website that provides a database of affordable housing and housing projects in the city. Affordable housing units are also advertised in the local newspaper.

3- Apply to Participate in the Housing Lottery

As with any other rental property, affordable housing requires that interested tenants complete an application. The standard rental application is available online and you can complete the basic information. Such as your annual income and number of family members. You will receive additional paperwork once the initial application is processed and will be notified should your application be selected for the available unit.
